Have you thought of Crete? Good weather all year round. Traditional stone houses to luxury villas available and now is a good time to buy as sellers are willing to negotiate a good price.

Surely the best places are where you can rent all year round or get a very high seasonal rent.
All year rental places have to be where people cant afford to buy. eg. Cities, London, or where there is cultural bias eg. France or Germany with high rental cultures.
Or ultra exclusive places with demand, St Tropez, First line Cannes, Lake Como where George Clooney has place. Where the rich dont have limits on budget eg. Monaco first line etc.

Orlando must rank up there....not in the normal 'short term' rental market, but the longer term rental market. Reasons: 1) 40 to 45% price drops since the peak. 2) Orlando has one of the best Universities in the US, University of Central Florida 3) Orlando is becoming a huge centre for medical research, with many new specialist medical units opening all around Orlando. this is bringing many professionals to the area. This mix ensures that yields are good and opportunity for capital appreciation in medium term looks excellent.
